Free prompt ยท Keene on AI
This is the exact prompt I used in my Alamo Heights video. Drop in your MLS export, swap in your area, and you will get price bands, a condition comparison, and five conversation starters you can use at the grocery store, school pickup, or the ballfield. It works in Claude or ChatGPT.
I'm a real estate agent in [ZIP CODE]. Using the attached MLS export, focus only on homes within [SCHOOL DISTRICT, NEIGHBORHOOD, OR SUBDIVISION] that sold in the last 12 months. First, break the market into 4 to 5 price bands based on where the data naturally clusters. For each band, show the number of sales, median price, price per square foot, days on market, and sale to list price ratio.
Then read the remarks on every sold listing and sort each home as new construction, updated or remodeled, or as is and original condition, based on what the remarks actually say. Compare price per square foot, days on market, and sale to original price for each group, using homes of similar size. Flag any lot sales or teardown activity.
From that, give me 5 market insights I can bring up naturally in everyday conversations around the neighborhood, at the grocery store, school pickup, a coffee shop, or a kid's soccer game. Each one should work whether I'm talking to a neighbor thinking about selling, a family hoping to buy in, or someone who's just curious what their house is worth. For each insight, give me the data behind it, a casual one sentence way to bring it up, and a natural follow up question that keeps the conversation going.

AI can misread a column or a remark. Spot check a few listings against your MLS before any figure goes into a post or a conversation.
